How does a VA loan work in California?
A lender writes the loan and the VA guarantees part of it. That means zero down on most purchases, no monthly mortgage insurance, competitive rates and capped closing costs, in exchange for a one-time funding fee that's usually financed into the loan and waived for veterans with a service-connected disability rating. The property also has to clear a VA appraisal for both value and condition.
What is the VA loan limit in San Bernardino County?
With full entitlement there is no VA loan limit — your lender's approval sets your ceiling. County limits apply only when part of your entitlement is already in use, such as when you still have an active VA loan on another property.
What are the best cities for rental investment in the Inland Empire?
San Bernardino and Rialto typically deliver the best rent-to-price ratios; Fontana and Ontario pair newer inventory with strong logistics employment but carry HOA and Mello-Roos costs; Rancho Cucamonga and Redlands are stability and appreciation markets rather than cash flow markets.
What's a good cap rate for a rental in Fontana?
Realistically low-to-mid single digits on a true cap rate after taxes, insurance, HOA, Mello-Roos, vacancy and maintenance. Numbers well above that usually come from skipped expenses or optimistic rents.
Can I buy a house while on active duty and PCSing?
Yes, and it's common. Start 60–90 days out, get fully underwritten, use a house-hunting trip or virtual tours efficiently, and set closing near your report date. VA loans also let you buy a 2-to-4 unit property and rent the other units while you live in one.
How much are property taxes in the Inland Empire?
Base property tax runs about 1.1% of assessed value, but many newer neighborhoods in Fontana, Ontario and Beaumont add community facilities district (Mello-Roos) assessments that push the effective rate meaningfully higher. Always check the actual tax bill for the specific address.
Is now a good time to buy in the Inland Empire?
It depends on your timeline more than the market. If you're staying five-plus years and the payment fits comfortably, waiting for a perfect entry point rarely pays off. If you're unsure you'll stay three years, renting may be the better financial call — I'll tell you that even though it doesn't pay me.
