What $0 Down With a VA Loan Can Look Like in Redlands

By Isaiah Lee, Realtor · Berkshire Hathaway HomeServices · · 2 min read

A realistic Redlands example showing how a zero-down VA purchase works, what the funding fee changes, and which costs buyers still need to plan for.

Zero down does not mean zero planning

A VA-backed loan can let an eligible buyer purchase a primary residence without a down payment. It also does not require monthly private mortgage insurance. That can preserve cash, but it does not erase closing costs, inspections, prepaid taxes, insurance, or the need for a payment that fits your budget.

This is an illustrative Redlands example, not a quote, approval, appraisal, or closed transaction. Rates, taxes, insurance, eligibility, and lender requirements change.

A sample Redlands purchase

Assume a purchase price of $550,000, full entitlement, first use of the VA benefit, and no down payment.

  • Base purchase price: $550,000
  • Down payment: $0
  • First-use funding fee at less than 5% down: 2.15%, unless exempt
  • Illustrative financed funding fee: $11,825
  • Illustrative starting loan balance if the fee is financed: $561,825

The official VA funding-fee chart lists 2.15% for first use with less than 5% down and 3.3% for later use with less than 5% down. A down payment of 5% or 10% lowers the fee. Some veterans, service members, and surviving spouses are exempt. Check the current VA funding-fee rules before relying on a calculation.

What is not included in that example

The monthly payment still depends on the interest rate, property taxes, homeowners insurance, HOA dues, special assessments, and the final loan terms. California buyers should also budget for an inspection and money due before or at closing unless negotiated credits cover eligible costs.

Why a VA pre-approval matters before touring

Zero down is a benefit, not a substitute for underwriting. A lender still reviews income, debts, credit, entitlement, and the property. Before looking at Redlands homes, ask for a payment breakdown at several price points instead of focusing only on the maximum approval.

The property still has to work

The VA appraisal addresses value and minimum property requirements. It is not a home inspection. Older Redlands homes can have character, but buyers should pay close attention to roofs, electrical systems, peeling paint, heating, moisture, and additions that may need further review.

A better way to set your budget

  1. Choose a comfortable monthly payment.
  2. Include taxes, insurance, HOA dues, and assessments.
  3. Ask whether you are exempt from the funding fee.
  4. Keep reserves after closing.
  5. Get fully pre-approved before writing an offer.

Common questions

Can I buy a home in Redlands with a VA loan and no down payment?

Many eligible borrowers with sufficient entitlement can finance 100% of the purchase price, subject to lender approval and the property meeting VA requirements.

Does zero down mean I need no cash at closing?

No. Buyers may still have inspection costs, prepaid taxes and insurance, closing costs, and other expenses unless eligible credits cover them.

Can the VA funding fee be financed?

In many purchases, the funding fee can be included in the loan. Some eligible borrowers are exempt, so confirm your status with the lender and current VA guidance.
